Plan of Work

As an RIBA Chartered Practice all of our projects follow the RIBA Plan of Work. This is a framework that breaks projects down into stages that relate to key milestones, such as obtaining planning permission, completion of technical design, or the start of construction. 

Stage 1 - Feasibility Study

At the start of every project, we sit down with you to review your aspirations and help you develop your brief. We will research the various physical and planning constraints which may impact the project. Finally, we will prepare outline proposal options.

Stage 2 - Concept Design

We take your feedback on the stage 1 proposals and refine and develop the scheme into a more detailed concept design. We may start to involve additional consultants at this stage or approach the planning department for pre-application feedback.

Stage 3 - Spatial Coordination & Planning

We finalise the external appearance of the building, confirming the overall form and proposed materials. We prepare and submit the planning application and maintain contact with the planning officers throughout the determination process.

Stage 4 - Technical Design

We produce all of the technical drawings necessary for the construction of the building. We will coordinate the input of other consultants. At this stage, we discharge any conditions attached to the planning approval and submit building regulations applications.

Stage 5 - Construction

Work starts on site. We can be flexible in our services at this stage, whether you need occasional advice or full management of the relationship between you and the contractor. We can help you avoid some of the common pitfalls or problems that can arise at this stage.

Stage 6 - Handover

It's finished. We can help you to resolve any defects or niggles that arise after completion to make sure you can enjoy the building for years to come.
